Müteahhit ve arsa sahibi arasında imzalanan kat karşılığı inşaat sözleşmesi ile tarafların yükümlülükleri ve hakları belirtilir. Bu çalışmada üç adet kat karşılığı inşaat sözleşmesinin; sözleşme sorumluluklarında risklerin dağılımı, risk grupları ve önem derecelerinin belirlenmesi ve İngiliz Local Government Task Force-Standart İnşaat Sözleşmeleri Klavuzu: Sözleşme Anahtar Özellikleri ve Bileşenleri Tabloları kullanılarak risk analizleri yapılmıştır. Tarafların sorumluluğunda olan işler ile bunları gerçekleştirememeleri durumunda ortaya çıkacak riskler tespit edilmiştir. Yapılan risk analizleri sonucunda müteahhitin arsa sahibine nazaran daha çok sorumluluğu olduğu ve sorumluluklarını yerine getirememesi durumunda daha çok risk altında olduğu saptanmıştır. Bundan dolayı müteahhitlik yapacak olan firmanın bir projenin sorumluluğunu yüklenmeden önce işin sözleşmesinin risk analizlerini yaparak ortaya çıkan sonuçlara göre karar vermesi daha doğru olacaktırFloor response is quite common in today's construction industry building construction.
